RONALD T. FRAIN
Ron Frains commercial real estate career spans over 40 years which includes the formation of three (3) commercial real estate
services and development firms and over 75 million square feet of transactions. Ron began his real estate career as Vice President and Director of
Gottlieb/Beale, where he successfully managed development and marketing activities for both industrial and office buildings. Later, he and other
principals of Gottlieb/Beale formed Hawthorn Realty Group, where he served as Executive Vice President, Chief Administrative Officer and Director of
Industrial Development. In 1978, he co-founded Frain Camins & Swartchild, where he was Chairman until the sale of the firm in 1997 to
Insignia/ESG. Mr. Frain was instrumental in the ascent of FC&S to Chicagos largest independently owned real estate organization. As Senior
Managing Director of Insignia/ESG, he was active in the Capital Markets Group, and directed the Midwest Development Services activities. Mr. Frain
left Insignia/ESG in December of 2000 to form Bridge Development Partners, LLC. In 12 years, Bridge has become a major player in the Chicago
industrial development market.
A graduate of the University of Wisconsin with a BA in Finance and Marketing. Ron is an active member of the
Association of Industrial Real Estate Brokers, Wisconsin Real Estate Alumni Association and the University of Wisconsin Club of Chicago.
Co-founder, Steve Poulos brings over 15 years experience to the firm. He joined FC&S in 1991 as industrial and capital markets associate. In 1997, Steve joined the regional development firm, The Pizzuti Companies. At Pizzuti, he developed over 3,150,000 square feet of office and industrial properties and the acquisition and development of almost 1,000 acres of office/industrial land throughout Chicagoland. He is a graduate of the University of Wisconsin with a BA degree in Economics.
Anthony Pricco is a Principal with Bridge Development Partners and is responsible for developing and acquiring office and industrial real estate throughout the Chicagoland area. In his career, he has completed more than five million square feet of development transactions valued at over $500 million.
Pricco is a graduate of the University of Wisconsin and holds a Bachelor of Business Administration degree with a double major in Real Estate and Urban Land Economics and Marketing. He received his Master of Business Administration from Northwestern University's Kellogg Graduate School of Management in 2002.
Mark D. Christensen joined Bridge Development Partners as a principal in 2008. Mark has responsibilities to manage industrial and office developments, supervise construction, oversee asset and property management, and perform due diligence on acquisition projects for the company.
Christensen is a 33-year veteran of Chicagos commercial real estate industry, previously serving as executive vice president and partner with HSA Commercial Real Estate. In his 21 years with HSAs development division, Christensen managed more than 4 million square feet and 1500 acres of industrial development.
Prior to joining HSA, Christensen spent eight years with Opus Corporation, working in both its construction and real estate groups. He directed the development and leasing of major office projects, such as Opus West and Highland Oaks in Downers Grove, Ill., and managed numerous infrastructure developments and construction projects.
Christensen holds a Bachelor of Science degree with a major in Construction Engineering from Iowa State University. He received his Master of Business Administration from the University of Chicago. Christensen serves as a member of both AIRE and NAIOP.
Steve Groetsema joined Bridge Development Partners, LLC in 2007 as an analyst. In his current position as Director of Leasing, Groetsema is responsible for leasing across the firms more than 2 million-square-foot portfolio of industrial and office property. He also assists the team of four principals in new acquisitions.
Groetsema has served as both financial analyst and asset/property manager in his career at Bridge. As analyst, he has secured both debt and equity financing for new development and acquisition projects. In his tenure, he has contributed to more than 3 million square feet of industrial and office transactions valued at more than $275 million.
Prior to Bridge, Steve worked with Rosemont, IL based Marcus and Millichap. He is a graduate of Illinois Wesleyan University with a BA degree in Economics.
Kevin Carroll is responsible for Bridges acquisition and development activities throughout the state of Florida. Mr. Carroll has extensive experience in the commercial real estate industry most recently as the market officer in southeast Florida for Panattoni Development and previously with Stiles Development, RREEF and Prentiss Properties. In his previous positions, he has successfully completed new developments of more than 2.3 million square feet as well as acquisitions and re-developments of more than 2.8 million square feet of industrial and office properties. Mr. Carroll holds a Bachelor of Science degree from the University of Southern California and a MBA degree from the University of Illinois at Chicago.
Amy McMurray began working at Frain Camins & Swartchild in 1989 as an administrative assistant working with the commercial office brokerage group and later with the president of the company. The company was later acquired by Insignia/ESG where Amy became the Office Manager and oversaw a support staff of 10. In May 2000 she left Insignia/ESG and joined Ron Frain and Steve Poulos at Bridge Development Partners, LLC where she handles all aspects of accounts payable/receivables, due diligence, property management, and personnel issues along with all daily operations. She also holds a position of Treasurer with the MPD Foundation, a non-for-profit organization.
Tricia Mangune began working at Frain Camins & Swartchild in 1991 as a receptionist and later as an administrative assistant with the commercial office brokerage group. The company was later acquired by Insignia/ESG where Tricia became the administrative assistant for the capital markets group. Before joining Bridge Development Partners, LLC in March 2007, Tricia worked with several residential realtors with Re/Max of Naperville. Tricia holds an Associates degree in Business Administrationfrom Robert Morris College.
Matt Lucas joined Bridge Development Partners, LLC in 2013 as an analyst and brings 7 years of development experience to Bridge. In this role, he provides underwriting and market analyses to determine pre-development feasibility. Prior to Bridge, Matt served as development manager for several firms based in Minneapolis, Minnesota specializing in office, industrial, retail and hospitality development.
He holds an MBA from the University of Minnesota Carlson School of Management and a BA from Saint Johns University.
With a real estate career spanning 22 years and including over 1.8 million square feet of development, Brian Latta began his career in Philadelphia with Turner Construction managing the construction of projects ranging from tenant build-outs to biomedical research facilities. In 2000, Mr. Latta worked for Toll Brothers managing the development office and retail centers in New Jersey, Virginia and Florida. In 2005, Mr. Latta moved back to Florida and joined Flagler Development to manage Beacon Lakes, a 5.6 million square feet industrial park in Miami's Airport West market. While with Flagler, Mr. Latta was promoted to Market Officer for Broward and West Palm Beach County and ultimately Vice President of Land Development.
Mr. Latta is involved with the National Association of Industrial and Office Properties (NAIOP) and is a State of Florida licensed general contractor. Mr. Latta has a Bachelor of Science from Washington University and an MBA from the University of Florida.
John Maduros, CPA joined Bridge Development Partners as its Chief Operating Officer/Chief Financial Officer in March of 2014. As a key member of the Executive Management team, John assumes the strategic role in the overall management of the company and has responsibility for planning, implementing, managing and controlling all operational and financial related activities of the company. This includes direct responsibility for accounting, finance, budgeting, legal, property management, real estate investment analysis, investor relations and compliance, private and institutional financing.
Maduros brings 30+ years of industry experience and expertise. Prior to joining Bridge, Maduros has been employed in similar roles as Chief Financial Officer with True North Investments, HSA Commercial Real Estate and The Shidler Group, working with cash management, tax planning, real estate financing, loan restructuring, debt procurement, acquisitions, dispositions and treasury.
Maduros holds a Bachelor if Science (BS) in Accountancy degree from Northern Illinois University. He also is a Certified Public Accountant (CPA) and an active member of the American Institute of CPAs.
